Owning a villa at Sandbank Villas and participating in the Rental Pool means enjoying a hassle-free experience. Our dedicated property management team handles all guest services, maintenance, and administrative tasks. This allows you to enjoy the benefits of your investment without the day-to-day responsibilities typically associated with property ownership.
Consistent Revenue Stream
The Rental Pool program provides a steady stream of income, as rental revenue is shared among all participating owners. This shared revenue model helps offset ownership costs, ensuring your villa generates regular returns.
Uniting All Owners
We opted for a rental pool structure to prevent competition among individual owners, which could lead to price undercutting. Instead, the rental pool fosters unity, ensuring every owner supports the overall success of the project. By aligning the interests of all owners, the management team can provide exceptional digital marketing and brand management, attracting short-term renters to the entire project. This benefits all owners collectively.
Transparent Revenue Sharing
The revenue sharing model is straightforward and transparent. Earnings from all units are pooled and distributed pro rata based on the rental income each unit generates. This means that villas renting at higher rates yield higher returns, ensuring fairness and clarity in financial distributions.
Personal Use of Your Villa
Even as you maximise your villa’s rental potential, you retain the ability to enjoy your property. Owners are entitled to up to 30 days of complimentary usage per year, with full access to guest services like housekeeping and maintenance at no extra charge. During these periods, your villa remains part of the rental pool, but you get to experience it as a guest.
Flexibility in Usage with No Penalties for Non-Use
There is no penalty if you decide not to use your allotted 30 days. However, in order to ensure equitable use among all owners, your unused days won't roll over to the next year.
Extended Use for Family and Friends
Your complimentary days can be extended to friends or family, allowing them to enjoy the same privileges. You just need to ensure they are registered with management in advance and your close ones will be able to reap the benefits of your Sandbank Villa the same way you can.
Blackout DaTes
To maintain profitability, there are specific blackout dates during peak times such as Eid, Easter week, Christmas, and New Year’s. During these periods, owner usage is limited. If you wish to stay during these times, your villa is temporarily removed from the rental pool, and you forfeit the revenue share for those days. This protects owners by ensuring that the rental pool has sufficient inventory at these key times of the year to deliver optimal returns to each owner.
Extended Stays
It's possible to stay beyond the complimentary 30 days or during blackout periods as long as you coordinate with our management team in advance. During these extended stays, you'll be responsible for your utility costs and any additional services. Should you prefer that the management team cover your expenses and recharge them to you, they can do so but will charge a 20% management fee on any costs incurred.
Damage Protection
We prioritise the upkeep and integrity of your property. If any damage occurs during a guest's stay, our management team will handle the repairs, ensuring your villa is promptly restored and ready to be used again. Guest-caused damages are covered by their security deposits, and a reserve fund will be created to address any issues as soon as possible.
